Of course! I reply, why do you ask me that question? Have you seen differences in the reports? To what they respond, yes, some reports are just a few pages, your reports are somewhat long, isn't there a rule for the inspection report to be all the same?
To what I said, Yes, and No.
Why not?
The answer is two-fold, (A) short reports (a few pages) are typical of inspectors who use digital applications to generate their reports, because they use data provided by these digital applications, it is like, they're letting the digital application on their iPhones do the work for them. That is good for inspectors, either new or seasoned inspectors because they don't have to write their own comments and they only use the SHORT-pre-recorded narratives in the application, NOW, (B) not good for buyers / clients that pay the inspector to get a thorough inspection of the property they're investing hundreds of thousands of dollars on.
Texas promulgates Form REI 7-6 for inspectors to use, (it is required) This is the official format, however, with the increased use of technology in the industry some application developers have entered this industry offering a new way of generating the inspection report, different from the traditional conventional way, where inspectors would write their comments on the body of the report, this applications for iPhone, their primary goal is to save time to inspectors by not writing their own comments but to use the pre-designated and recorded narratives pre-recorded in this applications.
At Almana Home Inspections, we have the option to utilize the iPhone apps for the inspection reporting and offer the buyers / clients this new style where they will just see or read a very short explanation of the deficiencies found at the time of the inspections, HOWEVER, we choose not to use this style because we care for our clients, we owe them the best service possible, because they are expecting no less than that, and they deserved no less than that. Some Realtors are neutral on this matter, some prefer short answers style of report, and some Realtors preferer the conventional way of reporting where inspectors write their own comments, with enhanced explanations included, though this style is a long 20 to 40 pages report.

What are home inspectors to many people? Villains, of course. Especially when our reports come back with a long list of deficiencies. Some might think we’re out to ruin the deal, wishing we wouldn’t find anything wrong or hoping we’d gloss over the issues. But here’s the thing: we’re not creating the problems; we’re reporting what we see. That’s our job—simple and clear. We follow the Texas Standards of Practice to the letter, and if a home has a lot of issues, well, that’s what we found. If it has only a few, that doesn’t make us heroes either.
Whether we’re hired by the buyer or the seller, we’re independent. We don’t have a stake in the deal. Our only job is to tell the truth, no matter who hired us. We don’t skip areas of inspection or sugarcoat anything. Our reports reflect the home’s true condition—nothing more, nothing less. Integrity and honesty are what we stand by, even when the truth is difficult to hear.
It’s never easy for a client to see a report full of deficiencies, and we understand that. We don’t take pleasure in pointing out flaws, but it’s our responsibility to show the condition of the home as it is, with no agenda. Sure, we might stir emotions along the way—some buyers might feel disappointed, and sellers might feel defensive—but that’s part of the process.
In the end, though, it’s the truth that matters. A report full of issues might be frustrating, but it’s that same report that can save someone from making a huge mistake. Our job is to keep you informed, even if it means uncovering problems that will cost time and money to fix. It’s not glamorous, but it’s what we do.
So whether you love us for revealing the truth or hate us for it, at the end of the day, our job is to prevent costly mistakes, financial headaches, and problems that could follow you long after the home purchase.
