A few additional factors may also affect the price. Estimates can vary based on the location of the property — if it’s outside the inspector’s normal service area (BEXAR County), there may be a travel fee included.
Why Shouldn’t you Choose a Home Inspector Based on Cost Alone?
All home inspectors are required to be licensed by the Texas Real Estate Commission (TREC), which indicates a certain level of education, training, and professionalism.
Quality, however, comes from experience on the ground. A high-quality inspector will go beyond TREC’s minimum inspection requirements. His report should be longer and more detailed than TREC’s minimum report (which is only required to be six pages, with no pictures and only a few performance statements). The average cost of a general home inspection in San Antonio ranges from $350.00 to $500.00 varying based on location and property size. The prices vary from place to place, depending on the property’s size and the type of inspection you’re performing.
Unlike many companies that keep their inspection fees hidden, we believe in transparency so we disclose all prices with no hidden fees.
All fees shown are tax-free and reflect the total cost you’ll pay.
Note: Inspection fees are not fixed and may vary depending on several factors, such as the type of inspection, property size, and complexity.

General Home Inspection Standard Fees for New Builds and Existing Homes
Homes from: 0.000 sq. ft. up to 1,500 sq. ft. = $350.00
Homes from: 1,501 sq. ft. up to 2,000 sq. ft. = $375.00
Homes from: 2,001 sq. ft. up to 2,500 sq. ft. = $400.00
Homes from: 2,501 sq. ft. up to 3,000 sq. ft. = $450.00
Homes from: 3,001 sq. ft. up to 3,500 sq. ft. = $500.00
Homes over 3,500 sq. ft. call for price.
Apartment units, one unit or more: Call for price.

Homes Built Before 1960: Older homes often have outdated electrical, plumbing, and structural components that require a more detailed inspection. As a result, an additional fee applies.
Homes with a Pier and Beam Foundation: These foundations require inspectors to assess crawl spaces (when accessible), which adds complexity, risk, potential hazards, and additional time to the inspection. As a result, an extra fee will be applied
