What is the cost of a home inspection?

About the price

Did you know the average listing price of a home in Bexar County is around $300,000, and in some areas, it’s more than $450,000?

If you’re like most people, a home is probably the largest investment you’ll make in your lifetime. With that comes risk—many defects can be hidden to the naked eye, like:

  • ⚡ Electrical problems
  • 🚰 Plumbing issues
  • 💧 Water damage
  • 🏗️ Structural issues

That’s why a quality home inspection is one of the most valuable investments you can make.

💡 Small Cost, Big Peace of Mind   The cost of a home inspection is very small relative to the cost of a house. Most home inspections cost less than $400—a small price to pay for peace of mind when tackling such a high-dollar investment 🌟.

📊 How is the Price of a Home Inspection Determined?

Every home inspection company has its own unique method for setting prices. Here are the common factors:

  • 📏 Home’s Square Footage: Fees often depend on the size of the home, including all floors, attics, and porches. Smaller homes or pier-and-beam foundations may have minimum fees.
  • 🏊 Presence of Certain Items: Pools, spas, outbuildings, or high-pitched roofs may require extra time or specialized equipment like drones.
  • ⏳ Age of the Home or Condo: Older homes often take longer to inspect due to outdated systems or extensive renovations.

There should be no doubt about getting your home inspected; inspecting a home should not be questioned, but viewed as an essential step.

Additional Factors

A few additional factors may also affect the price: Estimates can vary based on the location of the property—if it’s outside the inspector’s normal service area (BEXAR County), there may be a travel fee included.

🤔 Why Shouldn’t You Choose a Home Inspector Based on Cost Alone?

All home inspectors are required to be licensed by the Texas Real Estate Commission (TREC), which ensures a certain level of education, training, and professionalism.

⭐ Quality Comes From Experience:   A high-quality inspector will go beyond TREC’s minimum inspection requirements. Here's what to look for:

  • 📄 Detailed Reports: Longer and more comprehensive than TREC’s minimum six-page report, with pictures 📸 and extensive performance statements.

  • 🧠 Educational Approach: Ensures you understand the findings and gives you confidence in the process.

  • 🔎 Above and Beyond: A high-quality inspector goes the extra mile to ensure your satisfaction 🌟.

👤 It’s All About the Person, Not Just the Company:   Remember, you’re hiring a person, not just a company. Many larger inspection firms employ new inspectors with limited field experience. Make sure your inspector has extensive experience, ideally with inspections in South Texas, to get the most value out of your investment.

✅ Finding the Best Home Inspector is Essential   Choosing the right home inspector is key to ensuring a wise home investment decision.

We hope you’ll reach out to us if you are in the process of buying your new-build or existing home.

The Tale of Two Homebuyers: John and Juan

The Cost of a Cheap Inspection vs. The Value of a Thorough One

👨‍👩‍👧 John’s Costly Shortcut   John was thrilled about buying his new home and wanted to save money. He chose the cheapest home inspector he could find. The inspector rushed through the process, barely looking beyond the surface. The report was vague, lacked detail, and didn’t provide much insight. Everything seemed fine, so John moved forward with confidence.

But after moving in, issues started appearing—problems that should have been caught during the inspection:

  • 🚰 Plumbing leaks
  • ⚡ Faulty wiring
  • 💧 Water damage

Small inconveniences turned into major headaches, and the money John thought he had saved was quickly spent on unexpected repairs. What seemed like a bargain became a costly mistake.

👨‍👨‍👧 Juan’s Smart Investment   Juan was also excited about buying his new home, but he chose Almana Home Inspections, knowing that a thorough, professional inspection would protect his investment.

The inspector carefully assessed the home and explained the findings clearly and honestly:

  • 🛠️ The report was detailed and easy to understand.
  • 📸 Photos and insights gave Juan confidence in his decision.

Thanks to this, Juan was able to address potential concerns before closing, saving himself time, stress, and money in the long run. His transition into homeownership was smooth, with no unpleasant surprises waiting for him.

📚 The Lesson   Both John and Juan bought homes, but only one started their journey with peace of mind.

When it comes to home inspections, choosing quality over a bargain can mean the difference between a smart investment and costly regrets.
